Location is paramount for two reasons. First, when looking at rental property, location
will be a driving factor in the property's vacancy rate. If you purchase an investment
property that is geographically inconvenient for the tenant, the property will generally
have a higher vacancy rate. In our market, a typical tenant will prefer to rent
an average home that is "close in" compared to a nicer home that is well
off the beaten path. Second, location is important for resale. Choosing a strong
location today will not only help keep vacancy to a minimum, it will also help you
command top dollar for the property when the time is right to sell. Our focus is
on the core area markets including Boise, Meridian, Eagle and Nampa. Investment
properties in these areas will generally meet the vacancy and resale requirements
of the typical investor.
